Why choose WSRS and not my Accountant or Attorney to file?

 

Most savvy Commercial property owners choose to appoint WSRS because we are experienced in providing accurate Commercial property appraisals, which is essential in completing the grievance process. WSRS is familiar with the required forms, the process within the Towns and we also schedule pre-deadline consultations with Tax Assessors to obtain favorable outcomes for our clients as early as possible.

 

Is there a deadline to challenge my tax assessment?

 

Yes. You can only file a tax grievance once a year. The deadline varies depending on the County and Town that your property is located in. If you miss the deadline, you will have to wait until the following year to file. WSRS will ensure that your grievance is timely filed with all necessary supporting documentation.

 

What are the chances of my tax grievance being successful?

 

Most of the cases we accept result in a tax reduction. Commercial Tax Reductions are slightly more complicated than Residential applications and have a higher probability of being appealed. Average tax reductions vary by Town, but WSRS will always work to obtain the maximum tax reduction on your property.

 

What information is required to file a Tax Grievance Complaint? 

 

In preparation of filing the tax grievance, WSRS will need to perform a Commercial appraisal of the property. Thus, we will need information regarding the rental value of the property, and the monthly expenses for the property, as well as any improvements that have been made to the property since it was last assessed. All of this information will remain confidential, and this information will only be used if it is necessary to advance your application.

 

Will my property taxes be increased as a result of filing a grievance?

 

NO. Your property tax assessment cannot be legally increased as a result of challenging your assessment. Your taxes will only be increased if there is a Town reassessment or if you subsequently make improvements to the property.

 

Why does WSRS require the payment of an upfront application fee?

 

WSRS charges an upfront fee because we prepare a detailed analysis of the property and thorough Tax Grievance Complaint to the Tax Assessor. The client receives a copy of this supporting application which they may use for other purposes.
